EVASIRE was involved from the early stages of the 118 Devonshire Street project, initially providing pre-purchase advice around compliance, design direction and budgeting before later being engaged under an ECI arrangement and ultimately delivering the construction works. This early involvement allowed key compliance and design challenges to be identified and resolved upfront, helping maintain alignment with the original project budget throughout delivery.
The project involved the full upgrade and repositioning of an existing mixed-use building within the Surry Hills Heritage Conservation Area, including speculative fit-outs to the commercial levels while maintaining the ground floor retail tenancies in operation throughout construction. Works included a complete base building refurbishment across the three-storey asset, incorporating full mechanical, electrical and hydraulic services upgrades, new amenities, refurbishment of common areas and the installation of a new lift within the constraints of the existing structure. The project was delivered within a live environment, with all deliveries, material loading and waste removal coordinated through a single shared entry point and stair access.
